The Gemi First Mortgage Fund (the Fund) was established in November 2021 to provide investors with access to Gemi’s investment strategy and a diversified portfolio of loans originated by Gemi and secured by first mortgages over Australian & New Zealand property.
The Fund targets a monthly cash distribution of 9.0% per annum net of fees of the Fund.

The objective of the Gemi First Mortgage Fund is to provide monthly income distributions through a selection of investments in short-to-medium term registered first mortgage loans whilst providing additional capital protection measures to Investors. The Fund provides exposure to a portfolio of debt facilities across a variety of sectors and locations throughout Australia and New Zealand across a range of stages within a property’s lifecycle – from early stage site acquisition, through to completed residual stock and bridging facilities for existing commercial properties.
The benefit of investing in the Gemi First Mortgage Fund is it leaves the day to day investment decisions to Gemi whilst providing monthly liquidity with the security of underlying registered first-ranking mortgages in addition to a first loss investment of $5m by Gemi Investments.

The Fund has been rated as “Recommended” by independent property funds specialist, Core Property. The first loss capital of $5m invested as Manager Units by the principals of Gemi is regarded by Core Property Research as a unique feature of the Fund:
